Why Listing Agents Choose ClosePro

Eliminate Renegotiation Surprises

The #1 cause of deal delays is the buyer's inspection report revealing issues the seller didn't know about. ClosePro finds them first, giving you time to address or disclose before the buyer ever sets foot on the property.

Protect Your Seller's Position

When issues surface after contract, the buyer has leverage. When issues are disclosed upfront with repair estimates, the listing price already reflects the property's true condition. No post-contract price erosion.

Demonstrate Professionalism

Providing a pre-listing systems report signals to buyers and their agents that this is a transparent, well-managed transaction. It sets you apart from agents who let the buyer's inspector control the narrative.

Property Systems Report

Every ClosePro inspection produces a full-color report with a systems health dashboard (Green/Yellow/Red), detailed equipment inventory with manufacturer data and remaining-life estimates, room-by-room condition assessment, and prioritized budget planning.

Common Questions

What does the ClosePro inspection cover?

We inspect 54+ equipment points across 8 system categories: plumbing and water systems, HVAC and climate control, electrical systems, roofing, solar energy, foundation and structural, technology and networking, and major appliances. Each item is rated Green (good), Yellow (monitor), or Red (action needed) with remaining-life estimates.

How is this different from a standard home inspection?

Standard home inspectors are generalists. ClosePro is performed by a C-36 CSLB-licensed plumbing contractor who brings trade-level expertise to the plumbing assessment — pressure and flow testing, pipe-era identification, water heater diagnostics — while also evaluating all other major building systems.

How long does the inspection take?

Typically 2.5–4 hours depending on property size. A 3,000 SF home takes about 2.5 hours; a 6,000+ SF estate takes 3.5–4 hours.

When should I schedule relative to listing?

Ideally 2–4 weeks before going live. This gives your seller time to address any red items and gives you time to incorporate findings into disclosures and pricing strategy.

Does the seller have to be present?

No. We coordinate access directly with you or your seller. Lockbox, gate codes, or a scheduled meet — whatever works for the property.
